The holidays are here and in full swing! If you’re anything like me, you’re kicking yourself for not getting this process started in JULY, and currently suffering death by paper cut from wrapping presents galore. I know I’m not the only one; you (and your clients) are experiencing a similar fate. But, I’m here to help you keep the spirit of the season alive on your social media channels and even help drive some new business!

It’s no coincidence that the most memorable holiday songs involve some aspect of the comforts and joys of home (see what I did there). Leverage this angle and let it shine through the  social strategy you craft this holiday season! This may not be your busiest time of year, but it’s when folks start dreaming about spending their next holiday in a new home. Stoke the fires of their desire with these social media tips. 

Comfort & Joy

Now is the time to showcase your listings. I know I talk about this every single issue, but it’s important! You won that listing, now you need to get it moving—what better place than social media to bring prospective buyers to your listings (even entice future sellers by showing off your social media skills)! But I’m not talking about just adding a link to your website on a piece of content, it’s the holidays after all, and we need to be festive, don’t we? Find the BEST aspects of the house, then show them! If a particular property has a wonderful fireplace and tall ceilings, flaunt it! Craft status updates that will make buyers feel cozy, imagining they could actually spend time by that fire! It’s all about setting the illusion; adding a touch of holiday cheer is just what the doctor ordered for this time of year!

There’s No Place Like Home for the Holidays

You worked hard all year; now is the time to toot your own horn! All the homes sold, happy buyers, and everyone in between deserves to be showed off on social media! Show off your happy homeowners, with their permission of course! Pay them a visit this season, bring a small holiday treat so they will continue to think of you for all their real estate needs! Plus, by showing off your happy clients in their dream homes, it helps you build credibility and look great to future prospects. Remember, social media is fun, but always think in the back of your mind, “what can I do to help bring in future business?”

Merry & Bright

Another great way to help fill your pipeline and assert yourself as a local expert is to highlight different neighborhoods you frequently work in! Show off your knowledge of the schools and amenities—prospective buyers will want to know more about what certain localities can do for them. On the other hand, prospective sellers will want to be sure you know how to market their great areas! But how can you do all of this? By utilizing Facebook Live and taking a little holiday lights tour! Yes, it can work, here’s how!

But first, a little backstory. Growing up, one of our favorite family traditions was to drive around to look at holiday lights in different neighborhoods. We all absolutely loved it, but those years of driving around proved INCREDIBLY useful when looking for a home with my husband many years later. I knew which neighborhoods I liked in regards to lot size, home style, etc, and which ones I personally wasn’t too fond of. Okay, back to the program—I promise this all makes sense.

Facebook Live is an incredibly powerful tool that allows you to stream live videos to your audience, and gives you a preferred ranking in the newsfeed—that’s a big deal! Here’s a little more about Facebook Live and what it can do for you! Show off your local knowledge by taking a driving tour of different neighborhoods, and showing off their holiday lights! Of course, get someone to drive you around, but as you’re streaming, talk about the amenities of the neighborhood—great pools, close to shops, all the things you would say to a prospective buyer. And don’t forget to respond to questions and comments as they come in—make it a dynamic show for anyone tuning in! Not only will your audience love it, but anyone relocating will also find this knowledge incredibly helpful! Highlight a different area each week and you are solid gold! Also, don’t forget to post about it in advance so your following can make time to tune in with you. (Yes that is actually my parent’s house during the holidays. They’ve gone full Griswold.)
