Realtors will be plastering a sea of “Open House” and “For Sale” signs across every neighborhood they cover, all with hopes of driving attention back to their listings.

This is why curb appeal should be of the utmost importance, especially during the summertime when buyers want to take advantage of all the outdoor spaces a home has to offer.  Aesthetics is not the only benefit of having these functional outdoor areas since certain projects, when done correctly, can also raise the overall value of your seller’s home.

Here are 5 outdoor projects to recommend to your clients that will raise the value of their home and help get it off the market faster.

1. Freshening Up the Exterior

The first thing that your clients should do before investing money into other projects is a thorough deep clean. According to the National Association of Realtors, washing a house can add $10,000 to $15,000 to the sales price of some properties. Washing the windows inside and out, pressure washing the entire exterior and treating any stains on the sidewalks and driveway are all good places to start.

2. Throw On a Fresh Coat of Paint

Once your clients have given the exterior a scrub down, it’s time for a fresh coat of paint. It’s relatively expensive to completely repaint an entire home, so unless it’s absolutely necessary, advise your clients to touch up the shutters and trim. This will not only make the home more appealing from the street for buyers, but it will give appraisers just another reason why that property is a better value than one down the street.

The costs associated with building one of these areas can vary, but according to HGTV, homeowners can usually recoup 65%-90% of their investment by adding a deck.

4. Landscaping

A well-groomed lawn, fresh mulch, nicely trimmed bushes and colorful decorations can completely change the look of any home. But adding features like a fountain, small ponds or a backyard fire pit will transform their yard into an outdoor oasis. These types of projects can really help a property stick out from the competition because they make the home that much more unique.

5. Front Entrance

The front entrance is the first thing a person will notice when walking up to a home, so if your clients want to make a good impression, they’ll want to make this area as welcoming as possible. Potted plants, new light fixtures or throwing a splash of color on the front door will create a focal point to capture the eyes and hearts of potential buyers.
